Do I have to pay straight away?

No, you can register and create your particulars. You only pay when you start marketing your property. Your login and particulars will be live for 28 days from registration.

How long will my property be advertised for?

All properties will be advertised until sold or removed by the owner. We do ask that you let us know when your sale has completed so we can remove your property from the site.

How do I value my property?

There are several ways to go about this, our partner site Rightmove has a price comparison service. Simply enter your postcode and it will give you prices of all the houses sold in your area. (Click here for link) Check some of the portals to see if there are any similar properties on the market. From this research you should be able to get a reasonable valuation. Just remember that price will be the single biggest factor as to how quickly your house will sell. Price it competitively if you want a quick sale.

Should I have a ‘For Sale’ Board?

A board is still a very useful way to attract local buyers who may not be actively looking for a property.

What do I put in my particulars?

Before writing your particulars please take some time to look through other ones, see what things you think work well and what doesn’t and incorporate the best bits into yours. Using our templates will help. Each room will need a title, size and brief description. The description should include all the features of the room including radiators, lights, doors, windows, kitchen units, fitted appliances and fire places. Do not list anything that is not included in the sale. Don’t forget to add details of the outside space, gardens, garaging and car parking provision if any. Once you have completed your particulars preview and print them. It would be useful to get someone who is familiar with the house to check them for you. Once you submit your particulars and make your payment we will review them before adding them to the portals this will usually take one working day.

Can I change my particulars?

Once marketing has begun you can change your particulars at any time through your customer login. You can also upgrade your service at any time to add a ‘For Sale’ board, floor plan or virtual tour. It will usually take one working day for these changes to appear on the portals.

How often should I check my account?

We would recommend that while you are marketing your property you check your account daily. That way you can see how many people have viewed your property and deal with any viewing requests or offers promptly.

What should I take into account when considering an offer?

Several factors can influence the amount you accept for your property, you should try and answer all these questions before deciding whether to accept an offer.
• Is the buyer in a chain? If so how long will I have to wait before completion?
• How soon does the buyer wish to move in? How does this fit in with my plans?
• Is the buyer a cash purchaser or do they need to arrange a mortgage?
• Are they a first time buyer? If the mortgage offer is in place they could move quickly.
Remember in negotiations to hold out as much as you can but do not upset or loose your buyer. It may be better to accept an offer rather than starting the process again. You can judge this on the interest you have had so far. Always let people know that you have other people viewing the property.

How should I prepare for viewings?

For any viewing you must show your house in it’s best possible light. That means before you put it on the market do all those small DIY jobs you have been meaning to do. Touch up any scruffy paint work. Ensure the property is clean and tidy prior to a viewing, no washing up in the sink or clothes on the floor. During the viewing be friendly and courteous, even if the feed back is not what you were hoping for. Also do some research as you will probably be asked about the costs of utility bills, council tax and any improvement work you have had carried out. If you are on your own ensure that a friend or family member knows you are having a viewing and call them when it is finished.

How secure is the information I pass onto you?

The information that you pass on to us is kept fully secure. We do not pass on or sell any personal details given to us.
